If you and at least two other friends are to enter into a long-term tenancy of 44 weeks or more with us, you will be entitled to claim a £100 discount on your rent.

50% refund on your short term summer contract - Terms & Conditions

  1. If you have entered into a short term tenancy of at least 4 weeks or more with us between the specified dates, and you then book a second, long-term tenancy of at least 44 weeks or more with us to follow directly on from the short-term tenancy you may be able to claim a 50% refund on the rent of the short-term tenancy only.

  2. Bedding pack (for a double bed) contains minimum: 1 pillow, 1 pillow case, 1 duvet, 1 duvet cover, 1 sheet.
  3. Kitchen pack contains minimum: 1 frying pan, 1 stockpot or saucepan, 1 dinner plate, 1 side plate, 1 bowl, 1 dinner knife, 1 fork, 1 dessert spoon, 1 teaspoon.

Fair Usage Policy

In this Fair Usage Policy (FUP), the following words shall, unless the context otherwise requires, have the following meanings:

“FUP” means this Fair Usage Policy;

“Property” means the property identified on the Tenancy Agreement;

“Tenancy Agreement” means your Assured Shorthold Tenancy Agreement (AST), or other contractual rental agreement, relating to the Property;

“Us”, “We”, “Our”, “New Era Living”, “New Era Student Living”, “NEL”, “your Landlord” means New Era Living Ltd with registered address KH Building, Boston Street, Sheffield, S2 4QF, as detailed on the Tenancy Agreement;

“Your”, “You”, “Tenant” means the tenant, occupier, student, of the Property;

General

In all our accommodation your rent is all inclusive, which means that we include a reasonable amount of utilities usage within the rental price of your accommodation. The utilities covered by your all-inclusive rent are:

  • Gas
  • Water and sewerage
  • Electricity
  • Broadband internet (up to 600mbps download speed)

This FUP is to ensure that your energy usage is not excessive and is kept within reasonable and sensible limits.

The allowances are designed to be accurate based on your property size and if you are sensible with your energy consumption, it is unlikely that you will exceed these limits.

The maximum usages allowed per annum for energy are shown below. If the tenancy agreement is less than or more than a year, the maximum usage figures will apply on a pro-rata basis. If you exceed these limits, your Landlord reserves the right to apply a Supplemental Charge as reimbursement, to cover the amount by which you exceeded the allowance.

Gas and Water

We do not currently record gas and water usage per individual apartment, therefore we will not charge any fee for reimbursement on the costs of over-use of gas or water.

However, we appreciate your efforts to keep all your energy use to sensible limits, as gas and water costs will have to be recovered by increasing rental prices if they rise too high.

The only place we use gas in the student accommodation at New Era Square is to heat up the hot water that comes through the taps. A few easy ways to save water are:

  • Turn off the water while brushing your teeth
  • Only boil the amount of water you need in the kettle
  • Do your washing up before the food dries on the dishes
  • Monitor how long you spend in the shower (this will also help you be in time for lectures!)

Electricity

Electricity meter readings will be taken at the start and end of your tenancy, and they may also be taken at monthly intervals to track usage. The maximum usage allowed per annum for electricity is as follows:

Each additional occupier of an apartment will be permitted approximately £5 per week extra allowance towards electricity. At the current rate (as of May 2018) this equates to an extra 1,627 kWhs per annum, per additional occupier.

If you exceed these maximum electricity usage limits, the extra cost of electricity will be charged at the current rates either by invoice or by deduction from the deposit.

You can save electricity with a few simple good habits, like:

  • Turning off the lights when you leave your apartment
  • Use lids on your pans when cooking, so you won’t need the hob as high
  • Put on a cosy sweater to warm up first, instead of boosting the heating right away
  • Turn off appliances at the plug socket switch

Broadband Internet

What is the Fair Usage Policy on Broadband at New Era Student Living?

The Fair Usage Policy is designed to make sure that the service received by the majority of our Tenants is not negatively affected because of extremely heavy usage by a small minority of Tenants. New Era Student Living will monitor network performance and may restrict the speed available to very heavy users during peak times. If you are a heavy user, we will only restrict your speed. Service will not be stopped, so you will still be able to use the internet. We will not impose any restrictions outside of peak times. Only a very small minority of tenants are likely to be affected by this.

How do I know if I'm a very heavy user?

There is no specific usage limit that determines if you are a heavy user. What determines ‘heavy usage’ will vary depending on the demands placed on the network at any given time.

For example, a heavy user might be engaging in activities like gaming, peer-to-peer file sharing, video streaming and other activities that use a lot of bandwidth. If you carry out these types of activities on several devices at the same time, this could be slowing down the internet for other users in the building.
